2V Ranch

2V Ranch is unquestionably one of the most inspired and detailed buildings ever constructed by CIA Buildings Ltd.

Underneath one roof there is a ranch house, a riding arena, stables, and a work shop. The exterior is finished with 4’ of river stone wainscot, fiber cement siding and wood finished fiber cement gables.

Inside the ranch house the walls are completely finished with fist cut log siding, exposed beam and fiber cement board ceilings, commercial grade vinyl plank flooring, a river stone fireplace, premium doors, and solid wood trims.

17-001 Sturgeon County

If you want your shop/house to look like a house, this is how you do it.

The main structure is 52’x80’ and has a 23’x8’ gabled addition in the center as well as a 15’x20’ porch addition on the side. A full height partition wall at 24’ creates a 24’x52’ section for a two story house. With 2,796 square feet of usable floor space in the house and a 3,096 square foot shop there is no lack of real estate.

On top of the 6/12 pitch roof are two large dormers which greatly increase curb appeal. Curbside, the roof line overhangs 5’ to lower perceived roof line from outside while retaining full height clearance inside.

New Home Warranty certified and National Energy Code compliant, this single family home has it all.

On the economical side of the shop/house spectrum, this 42’x60’ is all function.

The back 15’ of the shop is partitioned into a bachelor suite loft and tool crib, leaving 42’x45’ of usable shop space.

Taken to framing completion in the suite, this shop came complete with plumbing, electrical wiring and fixtures, gas fired radiant tube and electric floor board heaters, hot water tank, septic and cistern, 5” 30Mpa concrete, and an interior metal liner in the shop.

Over the course of a number of years, the owners of this house carefully designed the details of this house. Throughout this time, CIA Buildings was there to answer questions and consult every step of the way.

With an open web truss design inside, high ceilings, custom windows and doors, epoxy floor finishes, and individual suites for every family member, there is no glossing over this property.

Structural beams are strategically placed to allow each room to be sealed off from one another, even with the open truss design. The walls and attic are packed thick with cellulose insulation and various sheeting products, providing excellent acoustical and thermal resistive properties. This is the first R-100 attic installed by CIA Buildings Ltd! 4.5 pounds of insulation per square foot layered with 5/8” plywood, 7/16” OSB, 9 mil poly, a heavy synthetic roof membrane, and a 26 gauge standing seam metal roof. Coupled with an R-30 wall system, you could heat this house with a blow dryer.
